- To reduce ger-districts’ increase, which is caused by the rapid growth in society and economics;
- To emit recommendations for the relevant organizations for implementing the clarified general plan;
- To strengthen the city planning capacity of implementing organizations and to introduce new technology;

Works to be made Finances
To put into operation the heating lines from the Power plant #4 to the direction of Bayangoliin am 1. Capitals, which will be collected from mining products;
2. Governmental special fund, assets of Development Bank, which was newly established;
The town will be built including hospital, kindergarten, service and sport complex, independent and centralized engineering infrastructure and green park; 1. Capitals, collected from the partnership of state and private sectors according to the Concession agreement;
2. Capitals, which will be collected by mortgaging of Ulaanbaatar city's fixed capitals;
3. State and local budget capitals;
To support citizens' purchase with alleviated credits/mortgages; 1. Sources, gained from the bonds which will be issued at the stock exchange second market;
2. Assets of Development Bank;
3. Other sources
GENERAL TRENDS FOR URBAN PLANNING
In the frame of “General plan for developing Ulaanbaatar city till 2030”, 15 locations were chosen and planned to be built apartments. In total 1889 hectares were planned for housing, it’s 67% or 1266 hectare is situated in the right region of Ulaanbaatar city. The farthest area for housing is located in 17kms and the nearest is located in 1km from the city centre. There are 7 housing projects within 5 kms radius, 3 housing projects within 10kms and 5 housing projects in distance above 10kms.

• It will be much successful in case the profitable project, dedicated for the wealthy people, will be implemented; It will be a further ZAISAN.

• Infrastructure construction was made with the budget investments;

• The draft for the town general planning was worked out and it was reflected to and approved by the City's General Plan;

• Budget investments for the planned infrastructure works were preliminarily resolved.

• Location value will be increased and profit will be raised further.
• Traffic motion to the direction of town is comparatively much.

• Wind speed is higher.

• There are small narrow valleys, in which surface flow and washing are intensively streamed. Spring yellow water and rain water flow along these valleys, so there will be a need to protect constructions from soil and stone moves.
• First constructions of the Buyant-Ukhaa micro-region were already built and these were purchased by the first purchasers.

• Traffic motion is comparatively lower to the direction of Buyant-Ukhaa and Urgakh Naran micro-regions.
• Performance of infrastructure works, which must be made with state budget, is being delayed.

• New city's centre and Ulziit micro-regions are at only draft and project stage.

• General plan draft for the town was approved;
• All relevant documents will be prepared and submitted until construction work will be started;
• Ready to start project work;
• No any legal or payment disputes and claims;
• All relevant estimations, which are required for starting project work, were already made;
• This project was reflected on the "Housing program for 100.000 families", "New construction- medium term target program" and "Program for Ulaanbaatar city's General Plan -2030", which are implemented by the Government as the State policy, aimed to provide citizens with apartments;
• Project finance and purchasers are possible to be provided with credit sources with low interest rate.
• By purchasing this land, you will be able to cooperate with the "Master Properties" company in direction of research, information, consultancy and project sales activities.
• Similar projects maybe implemented in a same time and it may cause competitiveness;

• As a result of implementing this project, other lands in the location will be raised in costs and the amount of first investments, made by the implementing company, will be increased.
